Forty Thousand Dollar price drop on Walden Lane, sweet colonial on over 3 acres in the Lansing school district...........and there could be more. With the market the way it is, I'm telling my clients to look at the house first, then the price. For the month of February, the latest stats available,the sale prices averaged about 93% of the asking prices, that's about a $21000 negotiation on a $300000.00 property....significant. It is not the time to be a bashful buyer, or a bashful buyer's agent.

How long a property has been up for sale is certainly an indication of value. Some properties are being withdrawn, then relisted, a process that disguises the number of days they have been on the market. Ask your realtor directly, don't believe what you see on the listing sheet. The asking price on 24 Bambi Lane in Candor has been dropped to $235000.00 and the sellers are in a bartering frame of mind. The owner of 7 Lansing Heights Road, a 4 bedroom, 3 bath contemporary with lakeviews offered at $193K, has found a house he wants, so don't be bashful. What a cross section of properties I checked out last week.......$2.3M Cayuga Lake property, 230 feet on the west side~$10K/foot, TC assmt ~$1.5K/foot, a bit much................50 acres in Trumansburg, fields and some woods...............double wide in Dryden..............and a few income properties downtown Ithaca. AH, variety is the spice. New listing in Fall Creek gone already. Many new listings on the market stipulating preferred closings in June, July & August - seems like they are coming on earlier this year, more time to find that buyer...........good idea
